Step 1: Design Stage
Let's Discuss: We'll kick things off with a client briefing session to understand your vision, budget, and preferences.
Site Exploration: We'll investigate your site, analysing its surroundings and potential challenges and opportunities.
Schematic Design: Our team will prepare design concepts inspired by our site analysis and briefing discussions.
Fine-Tuning: We'll refine those concepts based on your feedback, ensuring they align perfectly with your vision. We use a combination of sketches, 3D modelling and visualisation tools to help you visualise the design throughout the process.
Build costings. During the design stage we would coordinate preliminary build estimates either in-house, using a Quantity Surveyor or via one of our regular builders.
Final Approval: Once we've finalized the design and cost estimates, we'll present it to you for your approval to proceed to Town Planning Stage.
Step 2: Town Planning Stage
Town Planning submission. Our team will prepare a town planning submission package for submission to council. This includes all the drawings, diagrams and visualisations you’ll need to gain council approval.
Coordinate consultant team. We would coordinate the consultant team you’ll need at town planning stage, which includes consultants such as planning, landscaping, traffic, arborist, water management and sustainability consultants.
Collaborative Process: We'll work closely with yourselves, the local council and any concerned neighbours to address any questions or concerns they may have.
Step 3: Construction Documentation Stage
Detailed Drawings and Documentation: Our team will prepare a comprehensive set of architectural drawings and specifications in preparation for tendering to builders.
Consultant Coordination: Our team will coordinate all the consultants and specialists to ensure seamless integration with all aspects of the design. This includes Structural/Civil engineers, Landscape/Pool Designer, Building Surveyor, Energy Rater, Quantity Surveyor etc.
Interior Design. Our typical scope of works also includes the design and detailed documentation of the interiors which includes 3D visualisations of key interior areas and selection of finishes, fixtures, light fittings and appliances.
Rigorous Review: We'll conduct multiple rounds of review with you to ensure that you’re completely satisfied with the construction documentation set before going to builders for pricing.
Step 4: Tendering Stage
Finding the Right Fit: We'll reach out to our regular builders to find a group of suitable builders to tender for your project, or negotiate with a single one depending on which option the client prefers.
Tender Documentation Preparation: Our team will prepare the tender documents outlining project requirements and expectations.
Evaluation Process: We'll carefully assess the tenders and present them to the client including key criteria such as cost, timing and terms of contract.
Contract signing: Once we've finalised the selection of builder, scope of work and final price, we will help facilitate the signing of the building contract between the client and the builder.
Building Permit: Once the building contract has been signed, our team will coordinate with the building surveyor, consultant team and builder to organise the building permit to start the construction stage.
Step 5: Construction Stage
Construction Stage: Once on site, our team will undertake regular site meetings with the builder to check work in progress, answer questions as they arise and provide additional details and information as required.
Contract Administration: As part of our role we would review variations, time extension claims and progress claims as submitted by the builder.
Shop drawings: Our team will review shop drawings for structural steel, windows/doors, stairs and joinery to ensure compliance with design intent.
Client communication. We’ll ensure that you will always be informed of any issues arising on site, progress and how problems are being solved.
Handover: Finally, we'll facilitate the handover process from the builder, where you’ll be handed the keys to your beautiful new home.
